Abstract：
目前上海市房地产需求处于数量和质量并重的发展阶段, 本文以上海市商品房市场为基础,采用上海市1995--2008 年的历史数据, 建立了上海市商品房需求与供给的联立方程组模型,并对模型进行动态模拟检验,以确定模型的有效性和预测能力.
