Abstract:

"招拍挂"下经营性土地出让底价评估必须用收益价格估价思路,收益还原法的有限年和无限年公式所用的还原利率是不同的,实际估价中往往被估价师们所忽视,从而造成估价结果的较大误差.本文从实际估价角度,对经营性土地的还原利率进行深入剖析,分析了还原利率投资补偿的基本构成机理,并深入研究了投资回收补偿对它的作用,以此构建了应用于实际估价中的还原利率实用模型.
